My great Aunt bought this when she lived in Santa Monica many decades ago. I inherited it, that is all I know.

General rule of thumb for paintings like this one with just the last name as the signature is they are Decorator Art. The artist often used a fake name and painted multiples of the same scene to order for the wholesale market. most go at auction for under $200.00.
