Old land deed?

This belonged to my grandfather whose family was from Scotland. It appears to be a land deed from 1676. I think it's written in old English but I can't quite make out all of the words. It has been folded up and in an envelope for many years. I would like to know what exactly it is and if it has any insurable value.
