just found this little book in my attic and have no idea how it got there or whats its worth.

Unlike the English editions of the same period which often sell for over $500.00, this American one by Pomeroy sells for about $35.00.

I would agree with the other two posters, however, old books can have personal value too. It's a pretty old book, which is always nice for  those interested in old items.
