Well, let's see here. Presuming it's all in near-mint... The switch is probably worth about $25, the crossing signal around $20, and the transformer about $90. The water tower is worth about $25 (twice that if it's yellow and green), the smoke pellets are negligible, and the caboose is worth about $10. The switch set is probably worth about $30 (but more to an operator like me!), the track set about $20, the hopper car about $65, the engine about $100 (twice that if the lettering is white and not silver), and the gondola about $20 (again, twice that if it's green). So, putting the whole lot for auction, it'd probably be worth about $400, give or take fifty depending on how badly the bidders want it.

Judging by what you've said here, this sounds like a fairly typical middle-of-the-row postwar Lionel train set. I could make further judgment if you provided the numbers of the cars, but judging by the value of the engine in C-5, the whole set is probably worth $200-300.
